It is up to the option of person landlords to decide whether or not to employ a sample lease agreement developed by the government. The most recent version was made available for download on January 28th, 2021. When this agreement is in effect, the default stance for landlords is that they are not to unjustly reject approval when a tenant requests for permission to keep a pet: If a Tenant wishes to keep cats, dogs, or any other animals at the Property, they are required to get the Landlord’s prior written authorization before doing so. A landlord is not allowed to arbitrarily refuse or delay responding to a written request made by a tenant without first evaluating the request based on the merits of the request on its own. If the landlord is convinced that the tenant is a responsible pet owner and that the pet in question is of a sort that is acceptable in accordance to the nature of the place at which it will be kept, then the landlord should grant the tenant’s request to keep the animal. If a landlord does not object to the written request within 28 days of receiving it, consent is presumed to have been given. The landlord must provide a valid explanation for declining the request in writing.

It’s not a huge increase, but it may be useful if there’s going to be any extra cleaning or fixing up to do once the tenants go out.

· Since finding a rental that accepts pets is so unusual, the fact that you do so demonstrates that you are a positive, sensible person. This may (but won’t necessarily) earn you the respect of your renter.
· Pet owners tend to be more settled people, making them better tenants. The reason for this is that pet ownership comes with a great deal of responsibility. A renter who can demonstrate stability and responsibility is more likely to be a good steward of your investment.
