Construction of Building

1.       A landowner’s ability to maintain control and, in most cases, assert his or her right with exclusive possession and pleasure of the land depends on the strength of his or her title to the land. You can’t begin building on the property until you have these papers in hand. Contractors also need to know this information because the lot’s title determines whether or not they may build according to the Design plan.

2. An affidavit of ownership or a sales contract. Unless you are the property owner, you will require this document. In order to become the legal owner of the lot, you will need to obtain a sale contract or leasing from the proprietor when he or she offers it to you and then consult with a lawyer.

3. Financial Reporting. The Philippine government wants land taxes paid. If you need assistance resolving this document, seeing a lawyer is your best option.

4. Most recent tax refunds. The most up-to-date SMS receipts will be included in the tax declaration. Proof that your property taxes have been paid in full.

5. A copy of the community tax certificate or the owner’s or applicant’s building permit. A cedula may also be referred to as a “Community Tax Certificate” (CTC). Community tax payment results in the issuance of a certificate. It’s also required when starting a business, looking for work, or paying taxes. 6. If you paid real estate tax, the government has an obligation to survey your land or lot at no cost to you as a return for your payment of that tax.

7. Soil Drilling Test, Ground Investigation, or Soil Testing. A soil bore test or soil exploration is required if your building will have more than three stories.

8. The construction can’t begin unless the barangay gives the all-clear. If you need assistance finalizing this important paperwork, don’t hesitate to ask your contractor for it.

9. Special Power of Attorney (SPA) is required. If the applicant for a building permit is not a permanent resident of the Philippines.
